Total rent

To calculate the total rent in euros, you must add the commission to the amount per week from the price list. The commission depends on the amount of the rent:

rent up to € 450, -: commission € 60, –

rent from € 450, – to € 900, -: commission € 70, –

rent from € 900, – to € 1500, -: commission € 80, –

rent from € 1500, – to € 2000, -: commission € 100, –

rent from € 2000, – to € 2500, -: commission € 120, –

rent from € 2500, – to € 3000, -: commission € 150, –

rent from € 3000, – to € 4000, -: commission € 200, –

The amount then obtained must be increased by € 25, – booking costs.

Exceptions to these commission prices are:

To the Coast: Villa Nonni, Villa Rota

Chianti: Il Borghetto

Val d’Orcia and surroundings: Castello di Proceno and Il Giulione

Umbria: Santoiolo

The prices are (except Villa Montazzi) including use of gas, light, water. Not included are heating and sometimes the cleaning costs. See detailed information for each location.

Sheets and towels

Sheets and towels are included in the price except for Casalsole, Montefiorile Pastore and Vivo. They are changed once a week (on Saturdays) for longer stays. For use at the pool you must bring your own beach towels.


A reservation is only definitive if:

a) we have received the registration form from you;

b) you have paid the booking fee of € 25 plus the commission.

The commission amounts to € 60, -, € 70, -, € 80, -, € 100, -, € 120, -, € 150, – or € 200, – per week. Exceptions above.

You will receive from us, after registration and payment:

1) a confirmation letter which also states how and when you must pay the owners;

2) directions with address and telephone number;

3) information about the area.


We would like to receive the booking fee plus commission by transfer to one of the bank account numbers above. The remaining amount in euros can usually be paid locally in cash or sometimes by credit card. In some places, you have to transfer the rent or part of the rent to the owners upon booking. You will receive a message about this after registration.


A cancellation is only definitive if you have received a written confirmation from us. In the event of cancellation, the commission will not be refunded and the following percentages of the remaining rent will be due:

a) up to 8 weeks before the date of arrival: 25%;

b) between 8 and 4 weeks before the day of arrival: 50%;

c) within 4 weeks before the day of arrival: 100%.

If you cancel Villa Rota, the deposit of 10% will not be refunded.

We strongly advise you to take out cancellation insurance (via your travel insurance).

What does it mean to me if my reservation cannot be made due to the COVID-19 virus?

The trip cannot practically be made and this is beyond the scope of InToscane. This means that you as a customer cannot cancel the trip free of charge and are therefore not entitled to a refund. But you have not lost your money. You keep the amount you paid to us as a credit (“voucher”) for a new stay in the same accommodation that you booked.

In most cases you have only paid the booking fee / commission to InToscane and we keep this as credit for a subsequent booking.

Normally, a percentage of the rent should still be paid, but those cancellation conditions are not valid in this situation.

If you have already made a deposit, you will receive a voucher from us for a new reservation for the same house.

Given the exceptional situation, we are moving away from our regular conditions. The reservation and cancellation conditions stated on our website are not valid in this situation.

You do not have to decide immediately for which period you choose; you can take your time for this (until October 31, 2020 at the latest).
The new arrival date can be in 2020 or 2021. As soon as you have a new date, let us know and we will rebook the period for you.
If the rent for the new period is higher, we will charge you the additional costs.
We realize that under normal circumstances, in case of cancellation, we would (in most cases) have to refund part of the rent already paid. However, the current situation with regard to the COVID-19 virus is so exceptional that we take the view that it is justified to deviate from this and therefore give you a voucher. We are supported in this by the fact that in several countries this policy is already used by many travel organizations. In fact, this policy is equivalent to the possibility of rebooking free of charge, as is now being done by various Dutch airlines and travel organizations. We count on your understanding.

Arrival and departure

There is a weekly rental; the changeover day is Saturday. On the agreed day of arrival you can go to the apartment at the end of the afternoon (usually from 4.00 pm) (the owners must have the opportunity to clean the apartment). Please do not arrive after 7pm! On the day of departure, you must leave the apartment at 9.30 am at the latest. In some cases you can deviate from Saturday

Number of persons

Without explicit written permission it is not allowed to use an apartment or the swimming pool on the property with more people than the number stated on the confirmation letter.


Pets are not always welcome everywhere. In consultation they can be taken in some places.
